2 Bedroom Terrace in Rutland Road, Maidenhead - A little Charmer!

Doing my daily scour of the property market there was something that kept drawing me back to this charming terrace house.......maybe its the sight of blue sunny skies in the photographs (at last!)....or maybe it really does have something to offer..?

Its just come on the market today with Pike Smith Kemp for £345K - With no pictures of the inside its difficult to see what you are up against but at just 73 sq. metres I wouldn't be to daunted. Plus I reckon once you cleared the 500 pot plants you would actually have a half decent back garden....also judging from next door you could even lob a small extension on the back to make that kitchen a little bit bigger!

Worth a call to the agent to find out some more......

Fishery Road, 7 Bedroom - Maidenhead - Your weekly eye candy!

Breaking from the traditional 2 and 3 Bedroom investment properties I was drawn to this property which has just come on the market for £1,675,000 with Braxton.

Why you may ask? Take a look at that Garage......There is something about a flat roof that just screams out "build on me!" Plus, how often these days do we actually use our garage to park our cars in.....? if like me never, then why not make that space into something functional that would add real value to your property.

Property values rise by £744 per week in Maidenhead

Last week, I was speaking to a Landlord who lives in Datchet to discuss the rising property values in the Berkshire area. He owns a varied portfolio of rental properties, primarily in Maidenhead and Windsor with one in Slough, so it is interesting to compare the increase in property values around the area.



Over the last 12 months in Maidenhead average property values have risen from £459,900 to £495,600 a rise of £38,700 or £744 per week. When I looked at some of the surrounding areas, Windsor has had a slightly lower than average increase in property values, at around £740 per week (as the average value of a Windsor property has risen from £467,800 to £506,300 , whilst Slough has had a significantly lower rise of around £417 per week (taking an average property in Slough from £295,400 to £317,100).

However, when one looks at the percentages, Maidenhead has performed the best, rising by 8.4% in the last 12 months, compared to Windsor at 8.2% and Slough at 7.3%! It is, nonetheless, a rise in all the town’s average property values which suggests the market is increasing steadily in our area, but especially Maidenhead– good news for home owners and landlords alike. 


However, back to Maidenhead, long term property values which track peaks and troughs are more helpful to landlord investors. The questions I seem to be asked on an almost weekly basis by landlord friends are:-

·        “Should I sell my property in Maidenhead, or even buy another?”
·        “Is the time right to buy another buy to let property in Maidenhead and if not      Maidenhead, where?”
·        “Are there any property bargains out there in Maidenhead?”


When considering this landlord’s buy to let portfolio, yields can be in the order of an average 3%-5% per year, depending where you buy, so combine that with steady rental growth, excellent increases in capital values of the properties themselves and it could be a good time to invest in the property market in Maidenhead as property values start to rise.

Partridge Mead, Maidenhead - 3 bed detached - This won't hang around long!!!!

What a fabulous day today! The sun is shining, the birds are singing and the investment properties keep on coming! Today, we are off to Partridge Mead in Maidenhead where a property has just come on the market with Mark Carter and from a couple of calculations on my note pad, it looks a good investment. 

Its a 3 bedroom house and is on the market for £425K. Looks in pretty good nick, so any Landlords out there this could be back on the rental market within a couple of days.....be aware this won't hang around for long though!

This is a cracker! I like Grenfell Road a lot! Its just such a great location within spitting distant of Maidenhead Train station.....so when this Crossrail thing comes to town you can sit back and watch the capital grow! 


In the meantime you can expect a yield of over just over 4%.....you may well say that isn't great.....don't worry, sit on this for a few years and then see then whether its a good investment....you won't be disappointed!
